Traditional Real Estate |
Advantages |
Listing Services |
Regardless of your home's value, pay a one-time flat fee of just $595, and we place your property in your local Multiple Listing Service. Next, we make certain your property appears on major website (e.g. Realtor.com, Zillow.com, Trulia.com, Homes.com, and more) as well as the websites of other local realty firms (in most markets). |
You agree to pay a fee based on the total sales price of your home, typically 5%, 6%, or more, and you get the exact same services (plus other bundled services which vary from broker to broker). Beware, some listing brokers now require you to pay an additional flat "closing transaction fee," generally $250 - $500. |
You save big! |
Selling to a buyer who came directly to you, without a buyer's agent |
You pay nothing more! |
Generally, no exceptions! You pay the same amount, 5% to 6% of the sales price plus any applicable transaction fees. |
You save REALLY big! |
Selling to a buyer who is introduced by a buyer's agent |
At closing, a negotiated commission fee (typically 2½% to 3%) will be paid from proceeds of the sale to the buyer's agent. You owe nothing else to any real estate firm. |
Typically at closing, your gross commission fee (likely 5% to 6%) will be divided by the real estate firms. In addition, many listing brokers now require a flat $250 - $500 "closing transaction fee." |
You only pay commissions to the buyer's agent, typically saving 50% of the commission fee and avoiding those pesky "closing transaction fees." |
Scheduling and showing your property |
All phone inquiries come directly to your phone number. You handle it. |
Generally, your listing broker receives the calls and controls all showings. Most often, prospective buyers are invited to see other properties as well. |
You speak to prospective buyers and buyer agents directly. You are in control. |
Property photography |
You can do it yourself, hire someone to do it, or let us send our pro photographer to shoot your property. |
Most likely, the listing broker will task the agent with getting pictures. Your agent may do it herself or decide to hire (generally at her expense) a pro photographer. |
Pay directly for the services you need. Nothing more. |
Videos & Virtual Tours |
If you need it and don't know how to get it done, we can do it. Prices vary. Ask for details. |
Ask the listing agent. Some will pay for it, some won't. Sometimes it is included only for the higher priced listings. |
Will this tool help sell your property? You can decide. |
Long list of extra services. |
We can help you with all these services and more. Prices will vary. Ask for details. |
Ask the listing agent or broker whether you can expect these services to be included. |
